1. What GuamConnect is
GuamConnect is a free listing platform for rentals in Guam. It is a platform only — not a broker, not a landlord, and not a party to any rental agreement. Landlords post their own listings; renters contact landlords directly. GuamConnect does not collect rent or deposits, does not inspect properties, and does not guarantee that any listing is real, accurate, or still available.
2. Accounts
You must be 18 or older to use GuamConnect. Landlord accounts may only list properties they are authorised to rent out. You are responsible for keeping your password safe and for everything done under your account.
3. Listings
Listings stay live for 30 days and then expire unless the landlord renews them. A listing marked Rented, or one that has expired, is hidden from search. Landlords must keep their listings accurate and confirm them when renewing. GuamConnect may remove any listing at any time, for any reason, including after a renter report.
4. Deposits
Guam law caps a security deposit at one month's rent. Listings that ask for more are flagged with a warning. Never pay a deposit before viewing a place in person. GuamConnect never asks you to pay anything to anyone.
5. Fair Housing
Listings and screening criteria must comply with Fair Housing law. Discriminatory listings or criteria will be removed, and the landlord's account may be blocked. See our Fair Housing page.
6. Phone numbers
GuamConnect does not SMS-verify phone numbers. Landlord phone numbers are shown with the badge “Phone provided — NOT SMS-verified”. Verify a landlord yourself before paying anything or signing anything.
7. Liability
GuamConnect is provided “as is”. We are not liable for any loss arising from a listing, a landlord, a renter, or a rental agreement made through the platform. Always view a property in person and verify the person you are dealing with before paying or signing.
